Signs your water heater needs repair

Water heaters usually give some warning before they quit.

  • No hot water, or it runs out fast. Often a failed heating element, thermostat, igniter or gas control, or a tank half full of sediment.
  • Popping or rumbling. Scale on the tank bottom traps water that boils underneath it.
  • Rusty hot water. The tank may be corroding inside, or the anode rod is used up.
  • Water at the base. It may come from a fitting, the drain valve or the relief valve. If the tank itself is leaking, it cannot be repaired.
  • Tankless error codes or temperature swings. Usually scale in the heat exchanger or a blocked inlet filter.

If a tank is leaking, switch off the breaker for an electric unit or turn the gas control to off for a gas unit, close the cold water valve above the heater, and call us. Tank water heaters typically last around 8 to 12 years, and hard water tends to push that toward the low end.

Tank, tankless and heat pump water heaters

When repair no longer makes sense, there are three main types to choose from.

  • Storage tank, gas or electric. The familiar design. It is simple and fits the connections most homes already have, but it can run out during heavy use and takes time to recover.
  • Tankless. Heats water as it flows, so it does not run out, though it can only heat so many gallons per minute at once. A gas tankless unit often needs a larger gas line and different venting. A whole-home electric model needs a great deal of electrical capacity.
  • Heat pump water heater. An electric tank that pulls heat from the surrounding air instead of relying only on heating elements, so it uses much less electricity. It needs air space around it and a condensate drain, and it cools the room it sits in, which is welcome in a Las Vegas garage.

We size the replacement to the number of people in the home and how you use hot water, and we can check which utility rebates are currently available.

Hard water and water heater care in Las Vegas

The Las Vegas Valley Water District reports hardness of about 280 parts per million, or 16 grains per gallon. Heating that water makes the minerals drop out as scale. In a tank it settles on the bottom, where it insulates the water from a gas burner or buries the lower electric element. In a tankless unit it coats the heat exchanger. Either way the heater works harder and wears out sooner. Regular maintenance slows that down:

  • Flush a tank water heater about once a year to clear loose sediment.
  • Have the anode rod checked every few years. This metal rod corrodes in place of the steel tank and needs replacing once it is mostly consumed.
  • Descale a tankless unit about once a year by circulating a descaling solution through the heat exchanger, and clean its inlet filter.
  • Have the relief valve and, on gas units, the burner and venting inspected.

On an old tank that has never been flushed, the drain valve can clog or fail to reseal, so it is safer to let a plumber do the first one. A water treatment system can reduce scale throughout the house.

Safety points every owner should know

Every tank water heater has a temperature and pressure relief valve that opens if either gets too high. Its discharge pipe must run down to a safe point and must never be capped or plugged. If the valve drips or releases water, do not block it. Call a plumber, because the cause may be a worn valve, high water pressure or a fault in the heater's controls.

Set the temperature to about 120°F. Water at 140°F can cause a serious burn within seconds, and children and older adults are hurt faster.

For gas heaters, keep gasoline, paint, solvents and other flammables away from the unit, and keep the vent connected and unobstructed, since a blocked vent can send carbon monoxide into the house. Install carbon monoxide alarms near sleeping areas. If you smell gas, leave the building, call the gas utility or 911 from outside, and then call a plumber for the repair. For electric heaters, switch off the breaker before any work, and never power up a tank that is not full of water.

When you call us about a water heater

A leaking or dead water heater does not wait for business hours, so our emergency service runs 24/7. A licensed plumber will find the fault, tell you whether a repair is sensible given the heater's age and condition, and replace the unit if that is the better course. We work on all makes and models, gas and electric. If a replacement was not in the budget, financing is available, subject to approved credit. Call 702-497-0888.

How long does a water heater last in Las Vegas?

A tank water heater typically lasts around 8 to 12 years, and the valley's hard water tends to shorten that when the tank is never flushed. Tankless units generally last longer if they are descaled regularly. Age alone is not the test: rust at the fittings, rumbling, moisture at the base and declining hot water are better signs that replacement is near.

Should I repair or replace my water heater?

Repair it if the tank is sound and the fault is a replaceable part, such as a heating element, thermostat, igniter, gas valve or relief valve. Replace it if the tank itself is leaking, since that cannot be fixed, or if an older heater needs a major part and shows heavy scale or corrosion. We give you both options when both are reasonable.

Is a tankless water heater a good idea with hard water?

Yes, provided you commit to maintenance. Scale builds up in the narrow passages of a tankless heat exchanger faster than it troubles a tank, so the unit should be descaled about once a year with Las Vegas water. Service valves fitted at installation make that job simple. A water softener or scale-reduction system ahead of the heater reduces the buildup further.

Why is my water heater making popping noises?

The noise is almost always scale. Minerals from hard water settle in a layer on the tank bottom, water gets trapped beneath it, and the burner or element turns that water to steam bubbles that pop as they escape. Flushing the tank often quiets it. If the layer has hardened over many years, flushing may not remove it, and the heater will run less efficiently.

What temperature should a water heater be set to?

About 120°F suits most households. It is hot enough for showers and dishwashing while lowering the risk of scalding, and it uses less energy than higher settings. If you need hotter stored water, a plumber can fit a mixing valve that blends in cold water so what reaches the taps is safe. Check the temperature with a thermometer at a faucet, since dial markings are approximate.
