What hydro jetting does for a commercial building

A drain cable punches a hole through a blockage and leaves most of the buildup on the pipe wall, which is why the same line backs up again a few weeks later. Hydro jetting cleans the whole pipe. A hose with a specialized nozzle is fed in through a cleanout. Rear-facing jets pull the hose along and scour the pipe wall while a forward jet breaks up the blockage, and the debris is flushed downstream to the sewer. Pressure and nozzle are matched to the pipe's size and condition.

For a business, the signs that a line needs jetting and not another cable job are:

  • The same drain backing up repeatedly.
  • Several fixtures, or several tenants, slowing at once.
  • Floor drains that gurgle or smell when sinks empty.
  • Wastewater appearing at the lowest fixture or an outside cleanout.

This page is written for commercial properties. Homeowners will find the residential service under hydro jetting.

Restaurant grease lines and kitchen drains

Grease is the main reason commercial kitchens call us. Fats and oils go down the drain warm, cool in the pipe and harden on the wall, where they catch food solids. A grease interceptor stops much of it, but the lines running to and from the interceptor still coat over time. Jetting strips that layer off. It does not replace having the interceptor pumped, and the two are best scheduled together so loosened grease is removed and not left sitting in the tank. Your sewer agency sets the rules for interceptor upkeep, and we can work to whatever schedule it requires.

Water temperature matters here. Hot-water jetting softens and liquefies grease so it flushes out instead of breaking off in chunks, which makes it the usual choice for heavy kitchen lines. Cold-water jetting relies on pressure and flow alone. It handles sludge, sand, scale, paper and roots well, so it covers most other sewer cleaning. The heat has to suit the pipe, since plastic drain pipe has temperature limits, and the line needs enough flushing that melted grease does not set again further down.

Multi-tenant buildings and shared lines

In a strip center, office building or apartment complex, tenants share a building drain. What one tenant sends down it becomes everyone's problem: grease from a restaurant, hair from a salon, wipes and paper towels from restrooms. The unit at the low end of the line floods first, and it is rarely the one that caused the blockage.

We jet shared lines from the cleanouts, working section by section, so the full run from the last tenant to the sewer connection is cleaned. Urinal and restroom lines that have narrowed with scale, which our very hard water encourages, respond well to jetting too. For a property manager the aim is fewer emergency calls and fewer disputes between tenants. When a blockage does happen, knowing where in the line it sat helps settle who is responsible under the leases. Our drain services page covers problems at individual fixtures and branch drains.

Camera inspection before and after jetting

We run a camera through the line before jetting whenever the line is open enough to pass one. It shows what the blockage is made of and, more importantly, whether the pipe can take the work. Jetting suits pipe that is structurally sound. It is the wrong tool for a line that has collapsed, separated at a joint or corroded thin, because water leaves through the break and the blockage stays. Those lines need repair, which our sewer services cover.

After jetting, a second pass with the camera confirms the pipe is clean along its full length and records its condition. The camera head can be located from the surface, so a defect can be marked on the ground along with its depth. Managers use the footage to plan repairs before they turn into emergencies, and to show owners or tenants what was found.

Preventive jetting and booking service in Las Vegas

Lines that have backed up once will do it again if nothing changes. Preventive jetting puts cleaning on a schedule before the pipe closes. There is no single right interval: a high-volume kitchen needs attention far more often than an office building. We suggest a starting interval from what the camera shows, then lengthen or shorten it according to how quickly buildup returns. Parking lot and area drains are worth clearing ahead of monsoon season, when months of dust and debris meet sudden heavy rain.

Jetting is typically booked before opening or after closing. We need access to the cleanouts and room to park the equipment nearby. For a backup that cannot wait, licensed plumbers are available 24/7 at 702-497-0888. Managers of several properties can send us a site list to set up a schedule.

Frequently asked questions

Still have a question? Call 702-497-0888.

Is hydro jetting safe for older pipes?

It is safe for pipe that is structurally sound, including older cast iron and clay, because the operator sets the pressure and nozzle to suit the pipe. It is not suitable for pipe that is cracked, collapsed or badly corroded. That is why we inspect with a camera first, and recommend repair when the line cannot take jetting.

How often should a restaurant have its grease lines jetted?

It depends on how much you cook, what is on the menu and how well the interceptor is kept up. A busy kitchen often needs jetting every few months, while a lighter operation can go considerably longer. We set an interval from how much grease the camera shows at each visit and adjust from there.

Does jetting replace pumping the grease interceptor?

No. Pumping removes the grease and solids stored in the interceptor, and jetting cleans the pipes leading to and from it. A full interceptor lets grease pass into the outlet line, so skipping pump-outs undoes the jetting quickly. Scheduling the two together gives the cleanest result.

Can jetting be scheduled outside business hours?

Yes. Most commercial jetting is done before opening or after closing, because fixtures on the line cannot be used while we work and kitchens need their drains during service. Tell us your hours and any building access rules when you book. Emergency backups are handled 24/7.

Who pays for a clog in a shared line, the tenant or the owner?

That is decided by the lease, not by the plumber. What we can provide is evidence: camera footage showing where the blockage was, what it was made of and which connections are upstream of it. Property managers often use that record to work out responsibility and to justify a preventive schedule for the building.
