What a commercial maintenance visit covers
A maintenance visit is a set list of tasks done on every unit, with the readings written down so the next visit has something to compare against. On a typical rooftop unit our technician will:
- Replace the air filters and check that they fit the rack without gaps.
- Inspect belts for wear, set the tension and check pulley alignment.
- Inspect the condenser and evaporator coils and clean them when they need it.
- Clear the condensate pan, trap and drain line.
- Test capacitors and contactors, tighten electrical connections and record motor amp draw.
- Check refrigerant pressures and temperatures against what the unit should be running.
- Operate the economizer and confirm the thermostat schedule.
- In heating season, clean and test the burners, ignition and safety controls.
You receive a report for each unit listing what was done and anything that needs repair, so you know where every piece of equipment stands.

Filters, belts and coils: where most failures start
Three low-cost items are behind a large share of commercial service calls.
Filters come first. A loaded filter starves the unit of air. The cooling coil gets too cold and ices, comfort drops and the compressor suffers. How often to change them depends on the dust load, the hours the fans run and the filter type. Every one to three months is typical in this climate, and kitchens or dusty shops need it more often.
Belts stretch, glaze and crack. A slipping belt cuts airflow and squeals at start-up, and a broken belt stops airflow entirely while the compressor keeps running. We replace belts on condition instead of waiting for them to snap.
Coils are where the heat is exchanged. Dirt on the outdoor condenser coil raises operating pressure and power use and shortens compressor life. Dirt on the indoor coil blocks airflow and holds moisture. We wash coils with water and a suitable cleaner, against the direction of normal airflow, so the dirt is pushed out and not deeper in.
Economizers and controls
An economizer is a set of dampers that lets a rooftop unit cool the building with outside air when it is cool enough outdoors, so the compressors can rest. In Las Vegas that means nights, early mornings and much of spring, fall and winter. The same dampers set the minimum amount of outside air the building gets for ventilation, which ties into commercial indoor air quality.
Economizers fail quietly. A damper stuck open drags in 110-degree air all summer and the unit cannot keep up. A damper stuck shut gives up the savings and may leave the space under-ventilated. Neither triggers an alarm on a basic thermostat. At each visit we drive the dampers through their full travel, check the actuator and linkage, and compare the sensor readings with actual conditions.
Controls drift too. Schedules stop matching business hours after a tenant change, setpoints get overridden and never restored, and clocks lose the time after a power outage. Correcting them is quick and stops units from conditioning an empty building.

Scheduling around Las Vegas seasons and your hours
The calendar here is driven by summer. Cooling service belongs in spring, before highs pass 100°F and the units run hard for months. Heating service belongs in fall. Wind carries desert dust into filters and condenser coils, so sites near open desert or construction often need filter changes or a coil rinse between the main visits. Ahead of monsoon season, roughly July to September, drain pans and lines get extra attention, because humid spells produce far more condensate than the dry months do.
We plan the work so the business keeps running. Rooftop tasks are usually done early in the morning, which is also when the roof is bearable in summer. Units are shut down one at a time so the space stays conditioned. Restaurants are scheduled between meal services and shops before opening, and we arrange roof access and tenant notices with the property manager in advance.
Maintenance agreements and how to start
A maintenance agreement puts the schedule in writing. It lists the equipment covered, the tasks done at each visit and how often we come, which we set according to the type of equipment, its age and how hard it is used. It also spells out how repairs found during a visit are reported and approved. Over time, the records for each unit give you a sound basis for budgeting replacements.
To start, we walk the site and take an inventory of every unit: make, model, age and condition. We maintain all makes and models, including equipment someone else installed. If a visit turns up a larger problem, the same licensed technicians handle commercial AC repair and heating repair. Call 702-497-0888 or contact us online to arrange a walk-through.
Frequently asked questions
Still have a question? Call 702-497-0888.
How often should commercial HVAC equipment be maintained?
Most commercial systems should be serviced at least twice a year, with cooling in spring and heating in fall, plus filter changes in between. Equipment that runs long hours, serves a kitchen or sits in a dusty location needs more. We recommend a frequency after seeing the equipment and how the building is used.
How often do commercial air filters need changing in Las Vegas?
Typically every one to three months. Desert dust, long fan hours and wind all shorten filter life here. Restaurants, salons, workshops and buildings near construction or open desert sit at the short end of that range. The reliable way to set the interval is to check the filters at each visit and adjust.
Can maintenance be done without interrupting our business?
Usually, yes. Most of the work happens on the roof, and we shut down one unit at a time so the others keep the building comfortable. Visits can be set for early morning, before opening or on a day you are closed. We arrange roof access and timing with you or your property manager beforehand.
Will regular maintenance prevent every breakdown?
No, and anyone who says so is overselling. Parts still fail, especially in extreme heat. What maintenance does is catch wear early, such as a weak capacitor, a cracked belt or a blocked drain, so it can be fixed on your schedule. It also keeps coils and filters clean, which lowers the strain on compressors and motors.
Do you maintain equipment that another company installed?
Yes. We work on all makes and models, whoever installed them. On the first visit we record each unit's make, model, age and condition and note any existing problems, so you have a clear picture of what you own before regular service begins.
